Move-Out Cleaning in Amherst, NY
Empty-property move-out cleaning to hand off a home, condo, rental, or estate to the next person. Scope confirmed before booking across Amherst, Williamsville, Clarence, Getzville, East Amherst, and nearby WNY suburbs.
Move-out cleaning is the empty-property reset that closes out a property — for tenants leaving a rental, sellers handing over keys at closing, or families moving out of a long-held home. The scope is similar to move-in cleaning in technique but different in purpose: leave it ready for the next person to receive, inspect, or list.
Most move-outs book around lease ends or closing dates. We work to a written checklist that matches what landlords, real estate agents, and inspectors typically look for — appliances, bathrooms, kitchens, floors, and detail work that gets noticed during the final walkthrough.
Who books move-out cleans
- Tenants moving out who want to maximize their security deposit return
- Sellers handing a home over after closing
- Estate sales, downsizing transitions, and end-of-tenancy
- Property managers preparing a unit for the next tenant
- Anyone closing out a property they’ve held for years and want it handed off clean

- Mold remediation or pest-affected spaces
- Exterior surfaces, garage interiors, or yard work
Coordinating with closing, lease end, or property handoff
Move-out cleans are easiest to schedule when we know the closing or end-of-lease date in advance. Most clients book for the day after the property is fully empty, so we can work through the unit without belongings in the way. If your timeline is tight (closing morning, hand-off afternoon), tell us on the quote form and we’ll do our best to fit the slot you need.
Access usually works one of three ways: keys with the cleaner, a lockbox or code, or someone on-site. Tell us which method on the quote form so we can plan arrival. Once the clean is finished, we can lock up or hand off keys per your instructions.

Will this be enough to get my security deposit back?
We do everything we can within the scope of a move-out clean. Whether a landlord returns the full deposit also depends on damage, repairs, wear-and-tear interpretation, and the specific lease terms — none of which the cleaner controls. We can’t guarantee deposit return, but a thorough move-out scope removes ‘cleaning’ as a deduction reason.
Should the property be empty?
Yes — move-out cleans are quoted as empty-property scope. Inside cabinets, behind appliances, corners, and floors are all part of the work, and they’re much easier to handle when belongings are out. If a few items remain, tell us on the quote form so we can plan.
Can you coordinate with the closing or key handoff?
Yes. Tell us the closing or end-of-lease date and how access works (lockbox, code, in-person, key drop). We’ll work it into the schedule and return keys per your instructions.
Do you clean apartments and condos too?
Yes — move-out scope applies to apartments, condos, townhouses, and single-family homes. Apartment-specific turnovers between tenants also have their own dedicated service if you’re a landlord or property manager.
How is this different from a deep clean?
A deep clean is for occupied homes that need heavier detail. A move-out clean is for empty properties at end-of-tenancy. The scope overlap is significant, but a move-out includes inside the refrigerator, oven, and cabinets by default — a deep clean includes inside the oven and offers the refrigerator and cabinet interiors as add-ons — and the move-out is structured around handing the property over.
What about garages, attics, or outdoor areas?
Garages, attics, and exterior surfaces are not in the standard move-out scope but can be quoted as add-ons. Tell us on the quote form what you need handled and we’ll let you know what’s workable.
